At Icon Centers' three Center City business centers, the private offices on our specials list (checked October 12, 2026) cost from $900 / month to $1,900 / month for 2–3 people, furnished, with Wi-Fi and utilities in the rate and 5 free conference-room hours a month. The default term is month to month with one month's notice.
Below: the exact offices and prices, what they work out to per person, what the rate includes, what costs extra, and how to get a firm quote. Prices are per month and exclude tax where applicable; an office comes off the list when it is taken.
Current prices at a glance
| Center | Office | Floor | Price a month | Per person a month |
|---|---|---|---|---|
| 1435 Walnut | Private interior office (2–3 people) | 5th floor | $900 / month | $300 (3 people) to $450 (2 people) |

The per-person figure is simply the monthly price divided by the number of people the office is listed for; it is there to help you compare against desk or coworking prices, which are usually quoted per person.
Over a year, before any add-ons: $10,800 at 1435 Walnut, $18,000 at 1521 Locust, $22,800 at 121 S Broad (twelve months at the listed price).

What can add to the cost
- Phone answering is an add-on.
- Meeting-room time beyond your included hours, booked by the hour or the day. Bookings not cancelled three business days ahead are non-refundable.

- Parking is set and charged by each building, not by Icon Centers.
Interior or window, and which center
- The lowest price: an interior office at 1435 Walnut, Suite 501 of the historic Drexel Building near Rittenhouse Square. Currently $900 / month.
- A window near City Hall and the courts: 121 S. Broad, fifteenth floor of the North American Building on the Avenue of the Arts. Currently $1,900 / month.
- A window in Rittenhouse with the biggest conference room (12 seats): 1521 Locust, fourth floor. Currently $1,500 / month.
Interior offices have no window but the same privacy and the same shared amenities as every other office in the center, which is why they are the economical choice. To compare the three buildings side by side, see executive suites in Center City Philadelphia.
Month to month or a longer term
The prices above are monthly. The default agreement is month to month with one month's notice, so the most you commit to is the current month plus a month's notice. One- and two-year agreements earn free months, which lowers the average monthly cost if you know you will stay. Month-to-month terms explained walks through the choice.
How to compare it with other options
When you compare a private office with coworking or a lease, compare the total for a year, not the headline rent. A simple way:
- Take the monthly price and multiply by twelve.
- Add what is not included: phone answering if you need it, extra meeting-room time, and parking.
- For a lease, add furniture, internet, utilities, any build-out and the cost of being tied in for several years.
- For coworking, check whether a private, lockable office is included or only a desk, and whether meeting rooms cost extra.
Our comparison of executive suites, coworking and a traditional lease covers the trade-offs in more detail.
Getting an exact quote
Offices that are not on the specials list are quoted on a tour or by phone, because the price depends on the office, the term and what is open that month. Tours take about twenty minutes and are by appointment, Monday to Friday. Book a tour or call; we give you the exact monthly rate, the term options and any deposit for the office you like.
