Month-to-month office terms, explained

Updated · 3 min read · By the Icon Centers team

One of the main reasons to choose a private office over a lease is the term. Here is how Icon Centers terms work, in plain English, and how to choose between month to month and a longer agreement. Your written agreement is what governs; this guide explains the options.

Month to month

The default at Icon Centers is a month-to-month agreement with one month's notice. You pay monthly, and when you want to leave, you give a month's notice. There is no multi-year commitment.

In practice that means planning a month ahead. If you know you will move out at the end of June, give notice by the end of May. Check your agreement for exactly how and when notice is given.

One- and two-year terms

If you know you will stay, a longer agreement earns free months. One- and two-year terms are available, and the free months are built in.

For example, the current private corner window office special at 11150 Olympic (3 people) is $2,900 / month, on these terms: 2-year lease · 2 months free. See the specials page for every current offer.

A common approach is to start month to month while the business finds its feet, then move to a longer term with free months once you know the office and the location work.

Month to month vs a traditional lease

A traditional office lease usually runs for several years and leaves you responsible for furnishing and running the space. A month-to-month private office turns that around: the office is furnished, Wi-Fi and utilities are in the rate, and your commitment is one month's notice. You trade some control over the space for far less commitment and a much smaller move-in cost. For a fuller comparison, read executive suite vs coworking vs a traditional lease.

Questions to ask about any term

  • What is the notice period, and how do I give notice?
  • Does the monthly rate stay the same for the whole term?
  • How many free months come with a longer term, and when do they apply?
  • Is there a deposit, and when is it returned?
  • Can I move to a different office during the term?

Deposits

A security deposit may apply, depending on the office and the term. It is spelled out on your quote before you sign anything, so you know the full move-in cost up front.

Growing, shrinking and moving

You can add a second office or move to a larger one as you grow, subject to what is open in the center at the time. Tell us early and we will keep an eye on the next office to free up. If you need a smaller office or a different center instead, ask us how a move would work with your agreement.

Meeting rooms have their own rule

Conference-room hours come with most offices, and extra time is booked by the hour or the day. Meeting-room bookings not cancelled three business days before the booking are non-refundable, so cancel early if a meeting moves.

Signing up

Take a tour, choose an office and we will quote the exact monthly rate, the term options and any deposit. If you decide on the day, we can send the agreement by email to sign at your desk. Questions first? Our FAQ covers terms, deposits and access, and you can always call.
